Construction to Iconic Downtown Mixed-Use Property GreenStreet Begins
HOUSTON, TEXAS (August 13, 2013) – Houston-based Midway announced today that construction to GreenStreet, the downtown complex formerly known as Houston Pavilions, will begin at the end of this month. Changes to the 568,294-square-foot property at 1201 Fannin Street include removing existing implements in the interior corridor while creating a new linear urban park within the center’s three-blocks, among other improvements.
Construction is slated to last between six and nine months with the property’s existing tenants continuing to remain open and operating during the renovations. GreenStreet also will continue to develop its onsite event programming and accelerate leasing in the coming months.
“Our focus is to implement a plan for GreenStreet that creates lasting value both onsite and for the surrounding downtown businesses,” says Midway CEO Jonathan Brinsden. “Ultimately, the changes we are making to the property will help elevate it into the type of mixed-use district that is needed to support the growth and diversification of downtown Houston.”
In addition to creating a sense of interconnectivity between the three city-blocks, GreenStreet visitors can expect to enjoy a central courtyard known as The Lawn in the project block between Fannin and San Jacinto, mid-block crossings on Fannin and San Jacinto between Dallas and Polk, expanded outdoor dining spaces, unique water installations, as well as the addition of pavers, benches, planters, lawns and other natural architectural and environmental details along elevators, escalators and the interior walls.
To enhance the overall visitor’s experience, upgrades to the façade of the adjoining parking garage on Clay between Main and Fannin will help make the garage more easily recognizable for guests.
GreenStreet is a Class-A mixed-use development that includes the fully occupied, 11-story regional headquarters for NRG Energy, Inc., one of the largest power generating companies in the country, along with restaurants, retailers and venues including the House of Blues, BCBGMAXAZRIA, Forever 21, III Forks, McCormick & Schmick’s and Lucky Strike.
